BMC Demolishes Parts of Ajay Devgn’s Juhu Bungalow Days After Stop-Work Notice, as Drishyam 3 Roars Past Rs 400 Crore

A civic hammer, an FDA notice and a blockbuster all land on Devgn’s desk in the same week. Here is what we know and what happens next.

Mumbai, October 16, 2026

Ajay Devgn is having a week that could be a film plot. On the big screen, he is celebrating a Rs 400 crore global hit. In the real world, civic officials turned up at his Juhu bungalow with hammers. Add a food-regulator notice over an advertisement, and you have a week of mixed fortunes that has Bollywood talking.

The Demolition: What Happened

The Brihanmumbai Municipal Corporation (BMC) has demolished parts of the actor’s 7,802-square-foot bungalow in Juhu’s Kapole Co-operative Housing Society. The action came days after a stop-work notice over what the civic body calls unauthorised construction.

According to the BMC, internal alterations, partition walls, window modifications and other structural works were being carried out without the necessary municipal permissions. The body issued a formal notice on September 10 under Section 354A of the Mumbai Municipal Corporation Act, directing an immediate halt and the submission of valid documents. The BMC says the work continued despite the notice, so officials stepped in and pulled down the sections it considers illegal. Visuals showed officials using a hammer to break down the construction.

The Backstory: A Salon, a Lease and a Society Complaint

The dispute has deeper roots. Earlier reports said the stop-work action followed a complaint from the housing society and was linked to a proposed salon and spa at the property. The society reportedly asked the BMC to check whether the rules permit a salon, whether a change-of-user sanction exists, and whether the current Occupation Certificate covers the proposed activity.

The bungalow is jointly owned by Ajay Devgn and his mother, producer Veena Devgan. Property registration documents reported in August showed that the bungalow was leased for five years, with a total rental of around Rs 10.61 crore over the term and a monthly rent starting at Rs 16 lakh.

The society’s objection was reportedly not to the leasing itself but to commercial use, with residents citing concerns over visitor movement, parking, security and noise on narrow internal roads.

The Devgn Camp’s Position

The Devgn side has argued that its paperwork is in order. A source close to the actor and the Devgn Group’s legal and compliance officer earlier said that the requisite permissions for the proposed use had been duly obtained. The camp also pointed to a no-objection certificate issued by the society’s then-authorised officer in July. The family had reportedly sought four weeks to respond to the stop-work notice.

The two sides now disagree on one core question: do the approvals cited by the Devgn camp cover the work actually being done? That is a matter for documents and, if it escalates, for the courts. We have not seen any statement from the actor on the demolition itself, and nothing here should be read as a finding on who is right.

The Second Controversy: A Vimal Elaichi Ad

Trouble does not come alone. Devgn is also in the spotlight over a Vimal Elaichi advertisement. The Maharashtra Food and Drug Administration (FDA) has issued a show-cause notice to him, as well as to actors Shah Rukh Khan and Tiger Shroff. FDA chief Tukaram Mundhe, popularly known as “Singham,” said the scrutiny comes from concern that the advertisement could serve as a surrogate for a banned product.

A show-cause notice is a request for explanation, not a verdict. The three stars have a chance to respond, and what they say will decide whether this fades or grows.

The Silver Lining: Drishyam 3 Is a Monster Hit

While the legal drama plays out, the box office is giving Devgn a big reason to smile. The third and final instalment of the Drishyam crime-thriller franchise, directed by Abhishek Pathak, released on October 2 and has entered the Rs 400 crore club at the global box office. Reviews have been largely positive, with critics praising its performances, suspense and twists.

It is a classic Bollywood contrast: a star who commands crowds in theatres facing paperwork battles outside them.

What This Means for Everyone Involved

For Ajay Devgn: The demolition is an embarrassing headline at a time when he should be enjoying a victory lap. The key question is whether this stays a technical dispute or turns into a prolonged legal fight. His team has options, including responding to the BMC with documentation or challenging the action in court, though nothing has been announced.

For the Devgn family’s lease deal: If the property is meant for commercial use, the outcome matters financially. A multi-crore lease depends on the premises being usable for the intended purpose. Unresolved permissions could affect the tenant’s plans, and the matter could take time to settle.

For the housing society and residents: The society’s complaint has now led to visible action. Expect closer scrutiny of any commercial use inside residential societies in Juhu and similar neighbourhoods.

For the BMC: Acting against a high-profile property sends a message that civic rules apply to celebrities too. It also invites close attention. Every step, from notice to demolition, will be examined for procedure, and critics on both sides will be watching.

For the Vimal Elaichi matter: Brand endorsements by top stars are under growing regulatory scrutiny. How Devgn, Shah Rukh Khan and Tiger Shroff respond may influence how stars choose and structure advertising deals in the future.

For Drishyam 3’s momentum: Box-office success does not depend on civic disputes, so the film’s run should continue. But the extra headlines mean Devgn’s name will stay in the news for a mix of reasons, which brands and producers will notice.

What Happens Next

Several things are worth watching. Will the Devgn family respond publicly or legally to the demolition? Will the FDA notice lead to formal replies from the three actors? And will the BMC take any further steps at the property? None of this has been confirmed, and each could move quickly.

The Bottom Line

Ajay Devgn is simultaneously celebrating one of the year’s big hits and handling a civic and regulatory storm. The facts so far are simple: the BMC says the work was unauthorised and continued after a notice, and the Devgn camp has said its approvals are in place. How that disagreement is resolved will decide whether this is a small speed bump or a long, drawn-out saga. For now, the Singham of cinema has a Rs 400 crore reason to smile, and a pile of paperwork to answer.
